Talisman Estates Overview

We owned only a few acres along the River when we came here in 1957 with four children, high hopes and a push lawnmower. With that, we began to clear a road through the wilderness. We named the development TALISMAN, meaning a lucky charm, a good luck piece. Over the years we have added a few acres at a time for a total of 400 acres in Talisman plus 5 other, smaller parcels. Except for the sale of a few out-parcels we converted the rest into lots.

Still available in TALISMAN are 45 lots out of a total of 471 in addition to several lots in other parcels. Most have been zoned for mobile homes, some for conventional homes. The lots range in size from 1/8th to 1/2 an acre. Most are on paved roads with central water and underground power. Others require a well and all require a septic tank. Most of the streets are paved now, the remainder are limestone.

As the developers and sole proprietors we offer home sites large and small with financing atd reasonable prices and easy terms. For an additional charge we will include a mobile home if you prefer. Depending on size, location, etc., our lots in TALISMAN vary in price from $5,400.00 to $28,500.00 (M.O.L.)*, with terms as low as $200.00 down and $200.00 per month. *For those not familiar with the term M.O.L., it stands for “More or less”

Through the years we have bought several other properties and established additional subdivisions in Hernando, Pasco and Sumter counties. While each development has some 50 to 100 lots, several (including all riverfront) have sold out completely but most still have a good variety of sizes and locations available. TALISMAN itself is made up of seven different parcels.



TALISMAN NORTH is the largest parcel with 92 lots


This entire quarter mile of highway frontage is unsold at the moment, as are lots 4, 40, 49, 62, 71, 72 & 78. Most lots in TALISMAN NORTH are 1/2 acre, on paved roads, served by underground power and central water. These lots are priced at $21,500.00 (M.O.L.). Lots 4 & 40 have septic tank, power and water already installed, ready to connect to a mobile home. The price of these lots is $28,811.00.



TALISMAN EAST is a 40 acre parcel with 59 lots

CAMELOT is high rolling land with paved streets

This property is also in Hernando County, about 6 miles west of TALISMAN, 2 miles east of Hwy. 98. CAMELOT is made up of Blocks A, B and C with a total of 131 lots (average size, 50 by 130 feet). Still available in Block B are lots 14, 21, 22, 31, 34, 35 & 36.



RIVER III has access to the Little Withlacoochee River for fishing or canoeing

This subdivision is on a dirt/limestone road winding through the woods of Sumter County, a pleasant place down a country road for those who like peace and quiet. Of the original 61 lots, you have a choice of the remaining 22.



THE WOODS is a 40 acre tract in Sumter County


We have only 2 lots left in THE WOODS; Block A, lot 22 and block E, lot 16. The prices are $7175.00 and $7500.00. Paved roads wind through heavily wooded grounds where peace & quiet are dominant.

Also in Sumter county, we have a 40 acre tract covered by a shallow lake. Beneath the surface are an estimated 100,000 yards of peat.
